Lasting Power of Attorney (LPA) Fees

It is important to be prepared for the future and preparing a Lasting Power of Attorney (LPA) allows you to appoint people who you trust to step in and make decisions for you if you should lose the capacity to make those decisions for yourself. Please note these do not need to apply only when you have lost capacity and it may be because of mobility reasons. You can only set up an LPA if you have the capacity.

There are two types. There is one for property and finance and a separate one for health and care. We can advise you about the benefits of either or both types and guide you through the process of the application and registering at court.

These costs are fixed so they will not be increased.

There are further offers if two parties wish to instruct at the same time so often couples can benefit if they are obtaining property and health LPA along with their partner.

Residential Conveyancing Fees

Each sale and purchase is different so please contact us to get a free estimate tailored to your personal circumstances. These fees are only guidelines and very many factors can mean your estimated fee will vary.

Freehold sale:

There will be some additional charges such as VAT payable on fees. An electronic money transfer fee of £40 plus VAT is charged according to however many bank transfers are necessary for the transaction.

Please note there will be additional charges for expedited completion/Leasehold/ management company/ declaration of trust/deed of covenant/indemnity policies because of defective title or defective paperwork / additional mortgage redemptions / multiple titles / statutory declarations and other matters that are not part of a normal conveyancing sale and purchase.

Freehold Purchases:

For a purchase, property searches are necessary which cost £250 plus VAT which include a local authority search to check for all planning history, water authority search, environmental search and a we will also buy for you a chancel liability insurance policy to cover if any such liability arises.

There are further land registration, bankruptcy, and title searches of no more than £50. There will also be a land registration fee when the property is registered in your name if you are buying.

Wills Fees

All our Wills are prepared by our Managing Director Sobea who has over 25 years experience of drafting Wills.

Will cost is £350 plus VAT.

Trust Wills are £450 plus VAT each.

Where required Additional advice relating to protecting against recoupment by the local authority of care home fees is £199 plus VAT.

Advice about the severance of a joint tenancy at the Land Registry including the application is £175 plus VAT.

Wills with specific advice regarding children’s such as disabilities/autism or guardianship £499 + VAT.

A Will where there are proceedings ongoing at court costs £450 plus VAT this covers the additional analysis of the litigation/ dispute in order to advise properly.

Complicated trust Will and additional advice including taxation and business assets would be advised in the first free meeting.

Grant of Probate fees

Grant of Probate applications for a straightforward matter starts from £650 plus VAT plus the court fee of £273. Administration of Estates are priced very competitively but bespoke advice will need to be taken based on the value of the estate.
